Tulum to Benefit from New Expressway Bypass

The project involves the construction of 26 kilometers (16 miles) of expressway which includes a branch to the future Riviera Maya International Airport, with a length of 5.5 kilometers (3.5 miles). The total cost will be 1.4 billion pesos ($120 million USD).

The bypass will begin just north of Tulum, bypassing the projected urban area, and running near the new airport, with an intersection with the Tulum Coba highway just past this point. South of Tulum, the bypass will rejoin with the existing highway where it begins to move away from the beachfront, going around the Sian Kaan wildlife reserve and heading south to Chetumal and the Costa Maya area.

The new bypass will benefit Mexico land purchases which are becoming increasingly common along the Tulum-Coba highway, offering quick access not only to Tulum, but also to Playa del Carmen and other areas along the Riviera Maya. Many of these land developments have an eco-friendly focus and expats are building homes off the grid with alternative energy sources, and special water treatment systems designed to protect the coral reef.

Condos, homes and land purchases within the projected urban area of Tulum will also benefit from the bypass. Unlike Playa del Carmen, in Tulum the existing highway actually becomes the town’s main road, where the main concentration of restaurants, services and tourist shops are located.

UPDATE ON THE TULUM BYPASS PROJECT 18/12/2010

Staff from the Secretariat of Communications and Transport (SCT) has begun to perform the surveying, measurement and aerial photography throughout the area aimed to be developed as the bypass road of Tulum. These works are aimed to verify technical issues to be defined in time and they represent the initial works for the construction of the airport in the Riviera Maya.

Today this is the most important development project for the Riviera Maya, South East Yucatán and Costa Maya regions. The Bypass Road would be approximately 60 yards wide. This important route is planned to start 13 kilometers north of the city of Tulum on Highway 307 to go around the current Town of Tulum and itersect with 307 again some 11 kilometers to the south heading in the direction of Carrillo Puerto, representing a 25-kilometer long Bypass Ring that will avoid traffic on 307 going through the center of Tulum Pueblo.

The purchase of some of Tulum Real Estate to develop this Bypass Road of Tulum and access road to the Riviera Maya Airport will have to be conducted in order tu complete the project. Currently, surveying, measurement and aerial photography work is being done in the area where the bypass road will also serve as access to the Riviera Maya Airport just a few miles Northeast of the City of Tulum.
