Description: Property Features:

Fully Titled and approved construction of 6 individual houses on a near 50x50M lot.

1. Raised large cement pool and Jacuzzi with ideally-oriented sun deck for tanning. Raised= not back-filled when hurricane rains and surges pass; Underwater Lighting for pool and Jacuzzi. Wall jets and separate air jets in fully mini-tiled Jacuzzi pool, nestled in the elbow of the Lazy-L main pool with twin cascades. Quiet underground pump house equipped with both Hayward and Jacuzzi brand hardware servicing 2” plumbing, 220V pumps pulling from twin skimmers or main drain.

2. Our own well: tested by Maxxam Analytical in Canada – safe, low salt, normal calcium, no bacterial, nitrate or phosphate contamination to be concerned about. Tested better than Tulúm municipal water in Villas Tulum. When we have to connect, we will continue with well use, and only connect to city because it is obligatory.

3. Extremely well designed and functional pressure water system, copper piping, automatic reservoir filling, complete with water softening for all tap water to remove the typically high calcium content in cenote water here.

4. Self-ventilating, large palapa for reading in the shade, eating out-doors or entertaining (we had a long table for 22 revellers for dinners last Christmas and New Year’s, complete with piñatas strung through the framework ).

5. Secure, off-street, lighted parking for 6 cars.

6. Perimeter wall and fencing: 3.5M+, but we still have jungle on 3 sides – quiet, secure, natural surroundings.

7. Landscaped and well layed-out with walkways – both the common areas and private grounds around each house.

8. Maintenance includes private areas, insecticide spraying inside and out, painting and most minor electrical and plumbing –without resorting to outside contractors.

Community features: Tulúm Q.R. México

Ø accessibility to cheap regular flights year-round,

Ø where it isn’t: not in Florida, not PdC or Cancun where it is too driven by short vacations and artificial culture;

Ø friendly, safe, modest costs, clean, with a balance of accessible ‘western’ services in a rustic, still developing environment – technology (tel, cable, sky), medical, water, electricity, mosquito larveciding and generally well maintained roads.

Here? Villas Ethel Beatrix

Ø everything works – pressure water, pool, grounds-keeping, plumbing, electricity- lighting, air-conditioning, gates, intercom etc. – I have not heard the same from other developments;

Ø Miguel, the maintenance-man has involved his family in providing 24/7 coverage. He is sensible and practical – always looking for cost-effective ways to do better (salt and soil from Yucatan, rather than PdC – fraction of the cost incl delivery, better quality; he brings plants, cuttings and root stock practically every weekend from Tizimín;

Ø maturing property – landscaping, shade, grass etc. makes it feel like a second home;

Ø good, sensible mix of owners from early 40s to late 60s – two brother-in-laws from NY/Mass; a Cubano/Mex couple from Texas and Canadians from Edmonton and London Ontario;

Ø Very solidly built houses – I lived in one through Dennis and Felix without a worry, then or in the future

Ø Close enough to the Carribbean, but far enough away to avoid damage from the inevitable storms and hurricanes. Even when it is built-up around us, it will be low density= easy traffic and cycling, less noise etc.
